Look what's happening in Italy with declining birth rates. They are giving away 1 Euro houses because there aren't enough young ppl to repopulate the villages. Same with Japan. The investment thesis for real estate is dependent on a continuously growing population. In about 25 years or so, a lot of houses will be empty due to lack of young people to buy them.
